August 2026 in the North Okanagan
The Association of Interior REALTORS® reported 111 sales in the North Okanagan in August 2026, down from 162 in July and 167 a year earlier. Wildfires near Vernon were part of the slowdown. Benchmark prices were about $794,000 for a single-family home, $546,000 for a townhouse and $302,000 for a condo.
What it means
- Sellers: fewer homes are listed, so there's less competition, but buyers are taking their time and negotiating. Price right from day one.
- Buyers: more room to negotiate than a year ago, especially on homes that have sat.
